These Terms of Use shall govern the use of the website located at the domain MarinoEquityPartners.com; which shall be construed to include any and all subdomains thereof together with any and all pages thereof; which domain, subdomains, and pages are hereinafter collectively, individually, and in any combination or sequence of access referred to as "Site".

.com is a top-level domain and should be read and understood as dot com.

The name of the Site should be read and understood to be Marino Equity Partners dot com.

The site is published by Marino Equity Partners, LLC("Marino Equity Partners," or "MEP"). If/Where used in these Terms of Use the words "we," "us," and "our" refer to Marino Equity Partners.

Each person who accesses and/or views and/or interacts with MarinoEquityPartners.com is a "User" of the Site. If/Where used in these Terms of Use the words "you," and "your" refer to the User.

User, by accessing and/or viewing and/or interacting with the Site, agrees to the following:

1. Intended Audience

MarinoEquityPartners.com is intended for Users residing in and/or doing business and/or investing in the United States of America with a bona fide role themselves and/or in the conduct of their business and/or that of their employer, affiliate, or client in one or more of the following activities, or activities reasonably related thereto, in compliance with relevant law and to legitimate ends: Real Property Acquisition, Real Property Disposition, Commercial Property Leasing, Private Placement Equity Investment, Private Placement Debt Investment, Commercial Lending, Property Development.

All other Users agree to exit and refrain from further use of the Site.

2. Means of Access

Users shall access the Site by means of commercially available web browser software, using a version thereof which is still actively supported by its developer, which version has not been designated as past End Of Life ("pEOL") by its developer, and which is being run on an operating system which, similarly, is supported by its developer and not designated pEOL. Any accessing of the Site using pEOL browsers and or pEOL operating systems is unauthorized and in violation of these Terms. Users shall access the Site using commercially available hardware of the types generally known as "Laptop Computers," "Desktop Computers," "Mobile Smartphones," and/or "Tablets," configured for the private, non-public, display of the Site. Any public display of the Site is unauthorized and in violation of these Terms.

3. Purpose of Access

Users shall access the Site only for the purposes of viewing the site and interacting with the site only to the extent of the clicking of links and buttons or submission of forms as provided as part of the site. Users shall not inject code, upload unsolicited content, or modify the site content or file structure. No User shall attempt to access any password protected area of the Site without valid credentials duly and identifiably belonging to such User.

4. Prohibited Uses and Activities

Users shall not display the Site in a frame on other websites. Users shall not share the Site on social media. Users shall not submit any sensitive, proprietary, compromising, or illegal information, content, or materials. Users shall not copy or republish the Site or any of its contents.

5. Duration of Access

A User may access the site at any time it is available, as often as is reasonable in human use, provided such access by User does not place an unreasonable or excessive demand on server resources, bandwidth, or other network resources. Marino Equity Partners, LLC, its principals or contractors, and/or its hosting or other network services providers, as the case may be, shall have the right in their discretion to limit or deny a User's access to the Site if User or User's access pattern is deemed to threaten, compromise, or impair the operation of the Site and/or related or underlying technologies, network architecture, or equipment.

7. Availability of Site

The Site shall be available if and when it is available and unavailable at all other times. Marino Equity Partners, LLC shall not be obligated to make the site available continuously, or at all. User shall have no expectations with regard to the accessibility or availability of the Site. To the extent the site is available the site is provided "As-Is."

8. Conditions of Use

User's use of the Site is entirely voluntary, elective, and non-obligatory. User shall access the Site only from such devices as User deems to have satisfactory and up-to-date security protocols(firewalls, anti-virus software, etc.) to safeguard device and User from the risks of modern internet use. User shall not access the Site using any device or network if User doubts the security thereof or has either suspicion or actual knowledge of any compromise to the security thereof.

9. Risks of Use

Marino Equity Partners, LLC does not, and shall not be obligated to, monitor the operation of the Site on a constant basis. The site is provided using the services of third parties which Marino Equity Partners, LLC neither owns nor controls. The site may fail to perform as expected and/or may become compromised by external attack. Each User accepts in full any and all risks associated with their use of the site and indemnifies Marino Equity Partners and shall hold Marino Equity Partners harmless in the event User experiences any adverse outcome as a result of their use of the site.

10. Errors and Omissions

Information presented on MarinoEquityPartners.com is subject to error and/or omission. Users agree to conduct their own independent due diligence, which shall in every case include consulting with their attorneys and/or relevant professional advisors, prior to entering in to any formal business or investment relationship with us and that their decision to pursue and enter into any such business or investment relationship shall be based solely on their own independent due diligence inclusive of their consultation with their attorneys and/or relevant professional advisors.

11. Availability of Property, Investment Opportunities, Lease Terms, and Rental Rates

Properties and/or premises pictured or otherwise listed or depicted on the Site may or may not be owned or controlled by us, may have been previously owned by us and since sold or otherwise disposed of, may not depict the present day appearance, tenancy, or condition of such property or premises. Some images used on this site may be stock images, in which case they are used pursuant to license.

Some business types are prohibited by relevant restrictions and regulations. Landlord reserves right to refuse any lease application in its sole discretion.

12. Diversity, Inclusion, Sensitivity, Eligibility, and Accreditation

Marino Equity Partners welcomes business, tenant, and investment relationships with legally and financially qualified parties across all spectra of human diversity. Accordingly, we do not make or attempt to infer or project value judgements on the basis of tenant brand or line of business. The depiction of existing tenants and tenant brands on this site is not an endorsement. No content on this Site is intended to elevate or to denigrate any culture, race, gender, age group, religion, sex, political affiliation, or other group or identity. In the event a User finds any content on this site offensive, User agrees to discontinue use of Site.

Parties pursuing investment relationships with us must meet specific legal and accreditation requirements before we may furnish further details about investment opportunities or accept investment from them. Such legal and accreditation requirements are not set or determined by us, may change from time to time, and may vary depending on the jurisdiction in which a party resides or is organized/registered. We are obliged to decline to provide further investment related information to, and reject any proffered investment from, any party failing to meet the legal and accreditation requirements applicable to such party. Whenever a User or other Party inquires about investment opportunities with us we will endeavor to collect from such Party such information as is required to establish such party's investment eligibility and accreditation status. We will seek to collect such information directly from the party making such inquiry via communication channels other than this website.

We do not overtly collect, and do not categorically record, any data about any User or other Parties' gender, religion, sex, political affiliation, sexual orientation, ethnicity, culture, or race. If a User or other party provides any such information it is unsolicited, however such information may enter our records as part of the communication in which such information was submitted.

Nationality and residency information is necessary for us to ascertain a prospective investor's eligibility and accreditation for investment. We may decline investment on the basis of a prospective investor's nationality or residency if we are legally required to do so or if, in our sole and exclusive discretion, accepting an investor of a given nationality or residency would create compliance or other costs or burdens which we deem to be onerous.

13. Scope, Our Discretion

This Terms of Use applies only and exclusively to MEP and Users in connection with our provision of and Users' use of Site. No provision of this agreement shall be deemed to limit or restrict our discretion in the operation of our other business and investment activities, nor our right to exercise our discretion in the conduct thereof, nor our right to decline to do business with or accept investment from any party or lease any premises to any party.

We reserve discretion in who we choose to do business with, communicate with, and accept investment from. We may decline to respond to any submitted communication in our sole and exclusive discretion. We may discontinue further communications with any User in our sole and exclusive discretion. Users, by using the Site, acknowledge, agree to, and affirm our right to exercise our discretion and acknowledge that if we exercise our discretion to refuse or cease communication with any User, or refuse to provide further details about our business or any investment opportunity or vehicle, if any, to any User that we do so wholly, only, and exclusively in exercise of our sole and exclusive discretion and such exercise of our discretion is categorically and entirely without regard to User race, ethnicity, sex, culture, gender, gender identity, sexual orientation, political affiliation, or other identifying characteristic of User and User further agrees not to construe or interpret any exercise of our discretion as discriminatory against the User on the basis of any such characteristic of the User.

14. User Feedback

Constructive User feedback about the Site is welcome and should be directed to contact@marinoequitypartners.com, however in no event shall Marino Equity Partners be obligated to respond to any User feedback we receive nor to incorporate into Site design or otherwise act upon any ideas or suggestions contained in such User feedback.

15. Jurisdiction

This agreement shall be interpreted according to the laws of The State of Nevada.

16. Interpretation

When the context in which words are used in this Agreement indicates that such is the intent, words in the singular shall include the plural and vice-versa, and words in the masculine gender shall include the feminine and neuter genders and vice-versa.

17. Severability

If any provision of these Terms of Use is held to be invalid or unenforceable, such invalidity or unenforceability shall not affect the validity or enforceability of any other provision of these Terms of Use.

18. Modification

Marino Equity Partners may modify or replace these Terms of Use, which includes the Privacy Policy, from time to time by publishing updated versions on MarinoEquityPartners.com. We shall not be obligated to Notify Users of such modification or replacement. Such modified or replacement Terms of Use shall govern User use of the Site with immediate effect, as of publication, upon all subsequently initiated User Sessions.

19. Headings

The headings used in this Agreement are for convenience only and do not constitute substantive matter to be considered in construing its terms.
